This involves ensuring a safe, secure and comfortable living environment for residents, visitors and staff.
The Service Technician II will carry out assigned duties in a safe manner and other duties as requested by the Service Supervisor or Community Manager.
In the absence of the Service Supervisor, the Service Technician II will assume all maintenance responsibilities.
The Service Technician II may also assist with getting vacant apartments back to market ready status.
The Service Technician II reports to the Community Manager.
Job Duties & Responsibilities Conducts all business in accordance with company policies and procedures, Fair Housing, Fair Credit Reporting Act, and all other applicable federal, state and local laws.
Preventive Maintenance/Safety Responsible for the accurate completion of all required property logs.
This includes:
Refrigerant logs for each specific type of refrigerant used and recovered Pool logs Boiler logs Exterior Light Inspections Preventative maintenance Responsible for ensuring all A/C units and refrigerant is handled in compliance with EPA requirements and tools and equipment remain on property and are maintained in proper working order at all times.
This includes:
individual units, recovery machine, vacuum pump, scales, gauges, recovery cylinders, etc.
Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and Freon.
Must be aware of the condition of apartment property throughout the community and immediately initiates action to correct unsafe conditions, i.
e.
, broken gates leading to pool, broken steps, and open holes, broken/burned out exterior lights.
Schedules and performs routine preventive maintenance on all appropriate equipment as directed by Service Supervisor and Community Manager.
Inspects and maintains all tools in excellent condition.
Must be aware of utility meter cut-offs, apartment and fixture cut-offs.
Performs work area clean-up and safety related duties.
Ensures that storage areas remain locked when not in use.
General Diagnoses and performs minor or routine maintenance or repair, as directed, involving the following on a daily basis:
Electrical and plumbing (including water lines).
A/C and heating systems Appliances (when applicable) Water irrigation systems Stairs, gates, fences, patios, railings Tile, carpet flooring Interior/exterior lights Fireplaces, ceiling fans Gas fixtures and appliances (where applicable) Shutters, doors, cabinets, windows, sliding glass doors Boiler, gas and electric Door locks, P.

boxes and locks Security systems (where applicable) Ceiling leaks Walls Pool areas, tile, hot tub/spa, pool furniture Roof access may be required for (1) service and replacement of AC units on roofs or (2) inspection, investigation, or assessment of roof conditions prior to the actual beginning of work or after all construction is complete.
Inspects and helps coordinate all needed make-ready repairs and services.
Assists make-ready staff as required to meet deadlines.
Reports all major repairs and requisitions to Community Manager prior to any expenditure of funds.
Changes locks and makes keys.
Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant.
Assists in moving abandoned furniture, appliances, etc.
, to dumpster when necessary.
Must be knowledgeable of inventory levels of spare parts and supplies and inform Service Supervisor of shortages.
Assists in keeping grounds neat and free of litter.
Rakes, sweeps, shovels as circumstances warrant.
Performs any additional duties assigned by Service Supervisor or Community Manager.

Job Requirements 1
years of experience in apartment maintenance.
Level II or Universal EPA Refrigerant Certification Must be able to physically complete assigned job duties and take direction.
Predictable and regular attendance and ability to report to work on time are required.
